Colchester Council considers hundreds of planning applications every year.
They range from chopping down trees to building extensions, new houses and changes to shops and businesses.
But what about those that fail?
Here, we look at of the eight projects that were thrown out by the council in May.
1. Rear of 7 John Kent Avenue, Colchester
What is it?
Plans for a two bed bungalow
Why didn't the council like it?
The council said the size and scale of the bungalow would be an "inappropriate and unacceptable" form of backland development.
It added the plans were out of keeping with the character of the area.
2. Den 11, 11 Manor Road, Colchester
What is it?
Change of use from sui generis to mixed use A1/A3 (retail & restaurant/cafe).
The application was to merge businesses Two Brews, based in Crouch Street, and Watsons Brewery, into one.
Why didn't the council like it?
The council said the bid would create noise and odour disturbance to residents in Manor Road.
It said there was a lack of information regarding the potential odour nuisance.
3. 32 East Street, Colchester
What is it?
Rear extension and internal alterations to form an extra three house of multiple occupancy rooms.
Why didn't the council like it?
The council found the bid would have an "unacceptable impact" on the adjacent property by blocking out light and would not provide adequate communal kitchen, dining or living facilities.
The application did not include an appropriate heritage statement.
4. Former Goods Shed Railway Station, Station Road, Wivenhoe
What is it?
Demolition of existing building on former goods yard.
Why didn't the council like it?
The council said the goods shed is an undesignated heritage asset and forms an important group of historic railway buildings.
It said there was no planning approval in place for the redevelopment of the site nor any public benefit to the loss of the building.
5. Land south of Alcrofts Lodge, Bures Road, West Bergholt
What is it?
Building a stable and tack room
Why didn't the council like it?
The council raised issue with vehicle access and ponds and trees on site.
6. Storrs, Hardys Green, Birch
What is it?
Building a detached garage for storing tractors
Why didn't the council like it?
The council said no evidence had been provided to show there was ongoing agricultural use on the site. It added the bid "achieves a poor standard of design" and fails to respect the character of the site.
7. Land between Woodlands & Two Hoots, Distillery Lane, Colchester
What is it?
Building a new detached house and garage
Why didn't the council like it?
The council said the bid would have a substantial impact on the character and appearance of a conservation area
8. Langham House, Straight Road, Boxted
What is it?
Creating a two storey detached house
Why didn't the council like it?
The decision report said: "The proposal would result in the consolidation of scattered and sporadic development within an area that provides an important role in preventing the coalescence of Boxted village with Colchester town."
It said the proposal was not considered to be a sustainable development.
