Big homes bid for sport club site

PLANS to build more than 500 new homes on the London Fire Brigade Sports and Social Club in Aveley have been submitted to Thurrock Council.

Essex Sports Village also want to incorporate 985 sqm of commercial, community and health facilities at the proposed development, in Purfleet Road.

If approved, the application which also includes a new access on to London Road, public open spaces and a replacement bowling green and community facilities, will see the demolition of the existing buildings on the site.

The plans are for 354 houses, 252 of which would be three bedroom, 55 two beds and 47 four bedroom properties.

The rest of the development will be flats, with 69 one bed properties, 76 two bed and two three bed flats.

A statement given to the council with the plans said a new park will be an attractive feature of the development, creating a “village green” atmosphere.

It said: “Centrally located, running the width of the site and incorporating the site entrance, the park is the most prominent landscape space in the proposal.

“The boundaries of the park will be defined by the existing area of mature trees and reinforced by additional tree planting.

“Footpaths will provide pedestrian routes through the site.

“To the west, a natural and less formal area will be located next to the entrance, with a planted square to the east.

“The new park will have ponds that provide mitigation against flooding while creating an attractive destination within the development and supporting wildlife.

“This large open space will provide recreational and visual amenity in the heart of a residential development and create an atmosphere similar to that of a traditional village green.”

This application should be turned down. This is green belt land and should not be given over to housing. Aveley needs no more housing. Why are all these large plans never located anywhere else in Essex?

If the LFB want to sell the grounds then the condition should be that whoever buys it has to retain the open nature of the land.

On a practical note the land is sandwiched between the A13, houses on Purfleet Road, with an industrial estate across the London Road, hardly a desirable location for housing.

Bernard. I fully agree with you. There are enough brown field sites for housing to be built on. This is one of the last great sports fields in Thurrock. I often drive past the old Bata sports field in East Tilbury and while no houses have been built on it (Yet!) it is a crying shame to see it in such poor condition. Thurrocks Olympic legacy, what a joke!

We were visiting some friends in Chadwell over Christmas and the field between Defoe Parade, Longhouse Road, Claudian Way and the A128 is still a largely a field, as is the area that stretches from the A128 along Heath Road in a massive L shape.

So it can be done, for the time being.

The problem is LFB want cash and selling land to keep it like it is, isn't going to generate any. So they sell it to developers who will make all manner of promises to get the council's nod and then find every which way to avoid the promises. Because we have such weak council officers not cllrs (although they're no better), it will just happen as the developers want it to.

all the sports grounds are going, esso,jurgens,maybe pegasus next,thurrock will be crammed to bursting point.

Who are they going to be targeting with these homes?

As a commuter, I'd say it's not going to be a comfortable walking distance to the train station.

It's going to be sandwiched between the A13 and A1306 and within ear shot of the whine of the CTRL.

Local businesses include the Ensign Bus depot, a few warehouse units, a forklift truck centre, a tombstone manufacturer, recovery depot, salvage yard and an assortment of car dealers.

The nearest leisure facility would be the Circus Tavern and a couple of pubs in Aveley town centre.

Despite the above, the 'affordable housing' will no doubt require price tags of 200k+ for a 2 bed house.
